A Sampling of FTZ and Strategic Development Projects:

  1. ProLogis Trust: the nation’s leading “Big-Box” developer, entertained a national RFP for the leading FTZ consulting company to initiate their national FTZ program. IMSW was selected by ProLogis in 2003 and has been steadily increasing the approved industrial parks for ProLogis in all of their gateway markets.
  2. First Industrial: One of the fastest growing publicly traded REITs had IMSW into their executive board room to assist FI create a “port and inland port industrial strategy” for further land and vertical development. IMSW drilled down very deep into each market we reviewed, and within the first six months of implementation process after the overall plan was accepted, IMSW was able to get FI situated ahead of growth in intermodal terminals, port development projects and rail served parks. IMSW worked in multiple markets and with multiple stakeholder partners, giving FI a real purchase advantage in strategic markets.
  3. Centerpoint Properties: in Chicago, IL began their journey in FTZs with another consultant, and before the first job was completed, had selected IMSW to assist them in completing the process, and in continuing marketing and FTZ technical services. IMSW activated a 1 million square feet tenant, created the value proposition that assisted Centerpoint in landing the 3.6 million square feet of Wal-Mart Import DC at the site, and continues to assist in FTZ and strategic development now that Centerpoint is once again a private developer.
  4. CB Richard Ellis: The Global Industrial Group within CBRE uses IMSW exclusively for all technical assistance with FTZ issues (currently actively working in five gateway locations), logistics consulting and site location analysis for land partners with CBRE.
  5. Hillwood, Alliance: is another large developer that actually initiated the intermodal park concept with their Alliance facility adjacent to the BNSF’s largest intermodal ramp in the South. Hillwood has used the FTZ program and the lowered drayage value proposition created by IMSW to create more than 25 Million square feet of space in their park. Ongoing strategic development expertise is provided to Hillwood for their Phase 2, 1,700 acre growth program and within the first six months of our Strategic Development planning and implementation, IMSW has developed an entirely new industry with over 5 million feet of growth coming from the Asian PacRim countries. In addition, IMSW is developing new transportation infrastructure models for shippers into and out of the Alliance TX industrial park aimed at saving shippers millions per year in costs.
  6. The Allen Group: is a developer that has gone after the rail-served and intermodal park business in much the same ways as Hillwood and Centerpoint have done in their respective markets. The Allen Group has three industrial parks, all within FTZ projects and it has helped them land an 800,000 square feet user, and set the stage for a 5,000 acre development in Dallas that is planned to rival Alliance Texas once fully developed.
  7. Carson Companies: in Los Angeles and Inland Empire, California has been using IMSW for FTZ and strategic development services for more than 10 years. Carson has two large industrial parks in FTZs, each of them with activated tenants and recently they have decided to branch out into other markets, following the logistics trend analysis provided by IMSW. Of course, they are also making sure that each new park is included in the local FTZ project.
  8. Benaroya Companies: (Pacific Northwest Developer): A significant leader in the Pacific Northwest in Real Estate and Venture Capital, Benaroya engaged IMSW to perform a comprehensive logistics, cargo flow and transportation study in the region. Working within the Ports of Vancouver, CA, Seattle, WA, Tacoma, WA and Portland, IMSW was charged with identifying the regional catchment Zone for maritime cargo, the impact of increasing trade on industrial developments in the region and the impact of transportation infrastructure, both rail and truck from the market to inland port destinations.
  9. Rail Terminal Consulting: IMSW has recently written two white papers for Class 1 Railroads that has been embraced by at least one leading US railroad as the “roadmap” of future land development for them. They, (the Class 1’s) are evolving their logistic parks into a combined aggregation of the demand functionality, such that the real estate attached to the aggregated rail-demand is what makes the whole infrastructure piece more attractive to all parties. By combining services the Class 1’s can reduce costs and keep providing critical services in an efficient manner.
  10. Port Terminals: IMSW has recently (since 2003) been involved with assisting port terminal operations and operators in seeking new, alternative port locations for container and intermodal operations. By being ahead of the trends in “Port Diversions” due to our continuing roles with importers and logistics providers, IMSW is uniquely qualified to offer insight into what ports work and which ones will get passed over. Customs issues, intermodal connectivity issues and port infrastructure issues are our core competencies. No other firm in the country is as knowledgeable about this issue as IMSW (with assistance from our strategic partner in port consulting, FDF International out of Los Angeles).
